Just like in June ‘08, June ‘09 has seen an increase the the median under contract sales price in fact June ‘09 matched the June ‘08 peck of $470,000. The increase in median under  contract price is totally expected, however what concerns me is the increase in the median asking price. The total monthly inventory for Nassau county has been edging up showing a slow down in buyer activity. I believe we will see a decrease in the median sales price in July like we did in July ‘08.
